Inventory of active listings (single family + condos) decreased from 761 at the end of October to 741 at the end of November. Sales during November totaled 78 units versus 141 in October. The average sales price of the properties actually sold during November decreased from $444,550 to $406,356 or 8.59%. Average Days on Market for those properties that did sell increased from 73 to 78. Overall, the absorbtion rate or Total Active Listings divided by the number of sales in the previous month increased from 5.40 to 9.49 months.
