It is a great time to look at our market to buy a home while interest rates are still at historically low levels.

The following statistics are for single family homes in the following price points:

In our area (LS), by price band % P+S
9/1/2008-11/20/2008 Active Pending Sold vs total Active
$500-$550K 50 5 8 16%
$550-$600K 38 3 5 11%
$600-$650K 30 1 3 10%
$650-$700K 46 2 2 4%

What's interesting is that certain price categories are more active than others. So, if you are considering selling your home, you may want to use this type of information in determining price. For instance, rather than pricing your home at $669K, you may be better to price it at $649K because there are fewer competing properties and more buyers.

Or, rather than pricing at $575K, you want want to be at $545K even though there are more properties in that price band because there have been more sales and thus, more active buyers.

Basically, if you genuinely want to sell your property, you want to put yourself in the best position possible from Day 1. In this market, you do not want to price high and then lower your price. Put at aggressive price on the property to start and don't miss any of the Buyers who are out there.....
