Although Garland dropped to 124 sales in November '08 as compared to 193 in November '07, and has shown a marginal trend downward of 3% for the same time period, according to the North Texas Real Estate Information System (NTREIS), whose figures are deemed accurate buy not guaranteed. Sellers will have to realistically price their homes, basing them on anticipated sales prices, as shown by their Realtor's analysis of their neighborhood comparable sales.

Although there is an apparent stall in the Garland Real Estate Market at this time, the area is expected to hold it's own during the current market correction to overcome the increase in foreclosures and the fallout of the sub-prime mortgage market.

As Realtors®, Andy and I are optimistic that 2009, in hindsight, will show Garland as having compared well to other cities in our local market area. The stable dollar value per square foot, convenient travel, good schools, shopping, restaurants, and many other amenities that the City offers Buyers will continue to keep Garland in the forefront of the Metrotex.

Location Characteristics: One of several Bedroom/Business Communities surrounding the City of Dallas, with good schools and shopping, and easy access to Downtown Dallas and all surround communities via Central Expressway 75 and George Bush Turnpike 190. Garland is a stable real estate environment, having had an ongoing appreciation of approximately 2% on up over the last several years.

As North Garland becomes more and more vitalized by the presence of the Dart Rail Station (in light of rising gasoline prices), expanding communities in the prestigious Firewheel and Breckenridge Subdivisions, the restaurants, shopping and multi-screen theater in the Firewheel Town Center (opened in October '05), and easy access to Downtown Dallas, main travel arteries and surrounding communities this vital City has much to offer and can be cited as a very favorable consideration for relocation.
