Beginning December 2008 the inventory is still high with 909 available homes, down 15% from same period in 2007. The best indicator of the market is Average Days on the Market; through November the DOM was 75 days, up only 7% from last year. Through November 1831 homes sold, down 12%, with an average sales price of $161,561, up slightly (2%) with a total volume of $295,818,191. Not bad statistics for a " down " year: Listings and sales are down about the same percent with prices virtually unchanged.
In 2007 2,181 homes sold through December 2007 , down 9% from the same period in 2006 with the average sales price increasing (2%) at $158,991. The total dollar volume spend on residential real estate for this area through December 2007 was $346,759,371. Not bad for an "off" year in real estate!!! The total dollar volume spend on real estate in this section of Fort Worth in 2006 was $359,959,818. GREAT MARKET!!! Existing homes and new construction provide a choice of homes to surprise and delight buyers.
