While most of the nation's real estate markets are in the midst of a "white knuckle ride", Cibolo is performing very well, thank you. Don't get me wrong, sales are below recent years and prices are off about 3% from a year ago. The primary culprit is a 15% drop in sales resulting in a 12 month supply in inventory. The "days on market" has increased to 88 for available properties. List prices are not as aggressive as before and sellers are giving greater consideration to offers they once considered too low. New home builders are offering some attractive incentives to lure buyers. The $1.56 billion expansion of Brook Army Medical Center at Fort Sam Houston began construction in January 2008 and is projected to add approximately 10,000 new jobs to the installation over the next three years. Many of the people transferring to BAMC will find Cibolo an attractive option for living. I see good upside potential here. The bottom line is that it's a great time to buyer a home in Cibolo!
My call for Cibolo: The current opportunity for a buyer's market will last into the summer of 2009. Prices will be flat until the excess inventory is absorbed.
