The area consists mostly of one story, brick properties built prior to 1990. Average sales price for the second quarter was $144,500 with properties only on the market for about 64 days before going under contract. The number of homes selling was down by 36% compared to 2007 but sales price still appreciated very slightly at just under 1%.

The market should still be considered a Seller's market with the number of properties, slight increase in sales price, and days on market. However, Buyers are negotiating more aggresively regarding condition and needed repairs. Sellers need to understand that they must have their property in tip top condition if they want to get it sold.
