As with most of South Texas, sales in Bulverde are not as good as previous years. Inventory is 20% higher than at this time last year and modest price declines (5%) are the result. Congestion while commuting on HWY 281 and the prospect of toll roads are hampering sales. The combination of recent turmoil in the financial markets and historically low interest rates have created an excellent environment to purchase property with steep discounts.
My call for Bulverde: The current opportunity for a buyer's market will continue into the summer of 2009 and until the commuting problems are resolved maybe longer. Sellers will remain hard pressed to recover their equity.
I cannot overstate the value of an experienced Broker in this market.
