CURRENT MARKET CONDITIONS -- Last months realty sales were slower but steady for the Jefferson City/ New Market areas mostly in the $150,000 and down part of the market. Prospective buyer inquiries however are still higher than last year. Smaller more affordable homes in particular are selling well and quickly. Being located about 30 minutes from Knoxville allows those commuting easy access via Interstate 40 or Hwy 11. Existing home prices are about on pace with last year, but are being kept in check by the many new housing starts. However, we are seeing more high end custom home construction going on in the area. There are more larger tracts of land being broken into 5-10 acre parcels allowing those with a desire for custom homes and horses property the opportunity to find that perfect Mini ranch/farm property. As many buyers opt to build rather than look at existing homes, the amount of available land in the area is very attractive. Lakefront property on Lake Cherokee is still brisk with prices still on the rise for both homes and lots. We are seeing big demand for waterfront homes and property and for the most part demand out paces supply. Strong in family values and traditions makes this a great area for families. For those looking for a nice retirement area, the lower prices for housing, close access to several medical facilities and nearby shopping is very attractive.
