CURRENT MARKET CONDITIONS -- Last month was another good sales month for Grainger county, with activity along Cherokee Lake being the highest and fairly priced homes and land often under contract in weeks. I receive many prospective buyer inquiries for the area and sales are still up over last years. Holston Riverfront property has become the choice for many versus the higher priced/ busy lakefront property. The Holston river is known as a trophy trout and small mouth bass river and attracts many anglers from all over the country. Several new sub divisions have opened up this past year along the river, including an airpark housing community. As more people discover the charm of its' gentle sloping shores and meandering flow, it's seeing steady prices. Homes in the rest of the county for the most part are about the same as last year, with acreage in great demand as supplies get tighter.The Grainger county area, in my opinion is still far from reaching it's full potential for development and appreciation. It offers opportunities for forward thinking investors, developers, as well as individuals looking for that "Country living City close" lifestyle. Many prefer this quieter rural area, while still being only a short 30 minute drive to Knoxville, Morristown and Jefferson City. If your thinking in terms of "space" rather than just a standard lot, this is the area I need to be showing you. Sales of "Mini Farms/Ranches" are becoming a larger part of this areas market and is considered one of the best areas if you want horses property. Approximate Location Boundaries: From Blaine/Rutledge area to Morristown - north side of Lake Cherokee

Location Characteristics: Lush rolling green farm lands bordered by the Clinch mountain range on one side and Lake Cherokee on the other. Truly an area that has yet to fully developed into it's future potential. Opportunities still exist in this area unseen in other areas for several years.
