Local real estate activity is steady and improving in this market. While the national news continues its resounding cry of housing downturns, our conservatively priced homes with steady appreciation have only hiccuped at the fanfare! We have buyers coming in on a weekly basis to learn more about the wealth of treasures found here: Modestly priced housing, low property taxes, low home insurance premiums, and the added bonus of no state income taxes provide us with a market very attractive to a large majority of out- of -state buyers. Approximately 70% of my 2008 clientele have been coming into the Erwin area to purchase second homes prior to retirement, relocating to enjoy our temperate climates that are not plagued by natural disasters, and those looking to migrate to an area that is within 4-5 hours commute of most major metropolitan areas on the southeastern seaboard. Our networking with credible lenders means buyers have options concerning interest rates and a menu of mortgage programs available locally to finance their new Tennessee residence!
The added bonus for sellers, "Homes that are priced right are selling." There are added demands for updated homes offering one-level living, homes with acreage and those that are located near or in golfing/lake communities. Career, Recreational and Cultural opportunities are within minutes of your back door. Buffalo Valley, a public, mountain golf course, is owned by Johnson City, but located in Unicoi County. It is the area's only residenial golf community. Homes located here enjoy a private, laid-back approach to life, nestled in the mountains and conveniently located to neighboring Johnson City or Asheville, NC a mere 30 minutes drive. Newcomers are discovering its pristine qualities and are attracted to several new homes being offered with golf course views. Homes for 2004 have average sales of $244,500. Unicoi County is home of the acclaimed Apple Festival and Nolichuckey Rafting. A great assortment of dining options, good medical facilities and the diversity of the Tri-Cities makes a newcomer realize what a special place this is! Despite the rise in real estate prices that have some long-time locals shaking their heads, people come to Erwin because it is still a relative value; compared to other places around the country, the cost of living is actually pretty low!
