CURRENT MARKET CONDITIONS-- Real Estate sales activity in Dandridge are still fairly strong, though we are seeing some of the national slowing many markets are experiencing, but foreclosures are few and far between in the area. From entry level homes to the higher end of the market, properly priced homes are only on the market from 3-6 months for the most part. Land sales which were setting records for sales last year have slowed but are still strong so far this year. Many buyers seeing the extremly good values right now are planning for future growth and appreciation by buying now.The Dandridge area is a small but very diverse area. It offers not only "On the lake living" and it's lakeside lifestyle, but also that "Country living City close" feel. Lakefront homes and Land have still been going up in price over last year as demand stays strong and supplies dwindle. Demand is still out stripping supply for the most part and putting upward pressure on prices. A Lakefront home if priced fairly can be under contract in days, as is the case with many lakefront lots. Prices on most are fetching 10%+ more than last years market. The area has a good supply of affordable homes close to the lake, and since Douglas Lake offers many free lake access launches and Marinas, getting on the lake takes only minutes. Newer Homes in these non lakefront areas start in the range of $125,000 to $175,000 for a nice 3 Bd/2Ba family sized home. Whereas the same size home at lakefront starts at $350,000 and up. Good "strong water" lake lots are also becoming harder to find and ranging from $200,000 to up $400,000 Lots on smaller coves are still in the range of $100,000 and up. Many people are taking the route of buying lake view properties instead of Lakefront and use the many Marinas in the area as their Lakefront access. We've also seen strong sales in acreage over the past 2 years from those looking for "Mini farm/Horse properties" and still have many to offer in the area.
